Accompanied viewings - the way forwards.
My pals have informed me that I rant. This comes as a discouragement to me as I associate this sort of behaviour with men and women who scream at telegraph poles and lick car windows. They have seen that without having any visible provocation, a tirade of generalizations, perceived injustices and bewildering conclusions all based mostly loosely around one core topic will come tumbling from my lips usually directed towards them. This provides amusement and mild satisfaction to them as they become conscious of their own comparative peace of mind. Having given serious thought to this, I have decided that the reason for my behaviour is not to entertain or to draw attention to myself personally, but to cleanse my own mental database. I suppose it’s the equivalent in IT terms of getting rid of 4 megabytes of unwanted mail from ones Inbox.

The topic of today’s rant was based loosely around the widely held view that all we do as Real estate Agents is open the door of a house and let people look around. They then agree to buy the property and the rest takes care of itself. So to my point which is to highlight the benefit of allowing your Real estate agent to conduct viewings of your property on your behalf.

The Real estate agent should embrace the opportunity to show possible buyers all-around your home. Accompanied viewings are an indispensable part of what you pay a firm of Estate Agents to do and having a trained Agent meeting face to face with possible buyers is very important and will boost your prospects of selling to that particular person. In addition to the Real estate agent being able to inform the buyer of the benefits of living in a certain area, he or she can also highlight critical, relevant selling points and emphasize certain features of the property.

This prospect also allows an Agent to engage with the person, assemble feedback and act appropriately. An increased emphasis in recent times has been placed on communicating the observations of the viewer back to the particular vendor as this usually helps in identifying any factors of the house which may be putting most people off. From a practical view, it also removes the hassle, stress and security worries that a vendor may have in showing visitors around their home. In a buyers market place, any advantage that you can gain as a home owner should be taken.

Arranging and conducting viewings is just one bit of the Realtors job. When combined with successful advertising and marketing, and successful sales routines, its importance should not be underestimated. Without viewings and the resulting offers, the rest of the job would likely be inconsequential.
